Deductions for Homes

Deductions for Homes

As we approach the end of the year and enter the tax season, I wanted to share some valuable information regarding tax benefits for homeowners.

For primary residences, homeowners may benefit from several tax write-offs, including deductions on mortgage interest and property taxes. If part of your home is used for business, a home office deduction may also apply. Additionally, energy-efficient improvements can qualify for federal tax credits, and deductions may be available for private mortgage insurance (PMI) and home equity loan interest if eligible.  Home improvements are only deductible upon the sale of your property.

Investment properties, on the other hand, offer different advantages. Owners can deduct mortgage interest on property loans, property taxes, and depreciation on the property’s value annually. Costs associated with repairs, maintenance, and operational expenses, as well as travel expenses related to property management, are also deductible. Furthermore, legal fees, professional services, and advertising costs related to rental listings can be deducted.

Here is an easy breakdown between the two:

Category Primary Residence Investment Property
Mortgage Interest Yes (itemized) Yes (expense)
Property Taxes Yes (itemized, capped) Yes (expense)
Depreciation No Yes
Private Mortgage Insurance (PMI): Yes Yes (expense)
Repairs & Maintenance No Yes (deductible)
Home Office Deduction Possible if qualified Generally yes if business use
Insurance Premiums No Yes (deductible)
Utilities No Yes (if landlord-paid)
Closing Costs Some may adjust basis Some deductible / depreciable
Capital Gains Exclusion (When Selling) Yes (up to $250k/$500k) No (taxed as capital gain)

Please note that while this information is widely known, I am not a licensed tax professional. Tax laws and regulations may change, so it’s important to consult with a tax advisor for the most current and personalized advice.
